1. Walk Your Property Lines

Before any clearing begins, know exactly where your property boundaries are. Check your survey or hire a surveyor to mark the corners. This prevents accidentally clearing onto neighboring property and ensures you maximize your usable land.

2. Mark Trees and Features to Keep

If you want to preserve certain trees, structures, or landscape features, mark them clearly with flagging tape or paint. Walk the property with your contractor and point these out during the initial site visit.

3. Locate Utilities

Call 811 (the national "Call Before You Dig" number) at least 48 hours before work begins. Utility companies will mark underground lines for free. Also note any overhead power lines that might restrict equipment access or movement.

4. Plan Your Access

Heavy equipment needs a way in and out. Identify the best access point and clear any obstacles. Consider where equipment will stage and how trucks will enter/exit if material needs to be hauled away.

5. Decide What to Do with Debris

Discuss options with your contractor: on-site burning (where permitted), chipping/mulching, hauling off-site, or creating brush piles for wildlife. Each option has different costs and benefits depending on your goals.

Verify Insurance and Licensing

Always ask for proof of general liability insurance. A legitimate contractor will provide certificates without hesitation. In Texas, while there is no state contractor license for excavation, ensure they are operating as a legal business.

Check References and Reviews

Ask for references from recent projects similar to yours. Check Google reviews, Facebook, and ask neighbors who have had similar work done. Look for patterns in feedback, both positive and negative.

Get Multiple Quotes

Obtain at least 3 written quotes. Be wary of quotes significantly lower than others - this often indicates inexperience, cutting corners, or hidden costs that will appear later.

Understand the Quote Details

A good quote should clearly specify: scope of work, timeline, what is and is not included (debris removal, stump grinding, final grading), payment terms, and any conditions that might affect pricing.

Ask About Equipment

Inquire about what equipment they will use. Experienced contractors match equipment to the job. Using too-small equipment takes longer and costs more; too-large equipment can damage property and is overkill for small jobs.

Typical Price Ranges

In Southeast Texas, land clearing typically costs between $1,500 and $5,000+ per acre. Light brush clearing is on the lower end, while heavy timber with stump removal is on the higher end.

Choosing the Right Location

Look for low areas that naturally collect water. Avoid building in drainage paths that carry heavy flow during storms. Consider access for both livestock and equipment for future maintenance.

Sizing Your Pond

A general rule: plan for 1 acre-foot of water for every 20 cattle. For a pond to maintain water through dry spells, minimum depth should be 8-10 feet in the deepest area. Shallower ponds evaporate quickly in Texas summers.

Construction Basics

Proper pond construction includes: clearing the site, excavating to proper depth with correct slope, compacting the dam/levee, installing overflow structures, and seeding the banks. Skipping steps leads to problems.

After Construction

New ponds take time to fill and establish. Expect 6-12 months before the pond is fully functional. Consider stocking with fish, controlling vegetation, and maintaining the dam to extend pond life.

Clearing the Building Site

Remove all vegetation, stumps, and debris from the building footprint plus a working perimeter. Hidden stumps and roots under a foundation cause settling and cracks over time.

Building the House Pad

A proper house pad is built up with select fill, compacted in layers to proper density. Height depends on flood zone requirements and local drainage patterns. Most pads in our area need to be 18-36 inches above natural grade.

Drainage Considerations

Water management is critical in Southeast Texas. The finished grade should slope away from the house on all sides. Swales or ditches may be needed to direct water away from the structure.

Driveway Access

Plan your driveway location and construction as part of site prep. A well-built driveway base before construction allows heavy trucks (concrete, lumber, etc.) to access the site without getting stuck.
